Our Lettings and Property Management department are here to take care of all our rental property requirements.

MARKETING YOUR PROPERTY: As part of our Letting Service, Benjamin Stevens will create a spec of your property using high-quality photos, floorplans and video tours. We will market the property on various property portals such as Rightmove, Zoopla, On the Market and our own website. We also have a database of over 10,000 people who we can reach with your property details.

VIEWINGS: We will conduct viewings on the property all of which will be accompanied.

FINDING THE RIGHT TENANT: Once a prospective Tenant is found we will negotiate the terms of the tenancy, carry out reference checks such as credit checks, employment references right to rent checks, etc draw up the assured shorthold tenancy agreement and collect a 5 week deposit.

ADMINISTRATION AND PROPERTY MANAGEMENT: At the start of the Tenancy, Benjamin Stevens will inform the utility companies of the meter readings and change of occupant.

During the tenancy Benjamin Stevens will collect the rent on a monthly basis, chase the Tenant in the event of arrears and report to the Landlord (for the avoidance of doubt Benjamin Stevens are not responsible for the payment of rent), carry out periodic inspections of the property every 4 months and report the findings to the Landlord.

We will deal with any maintenance issues reported by the Tenant, arrange for either the Landlord's contractors or one chosen by Benjamin Stevens to attend, obtain quotes where required, instruct works when authorised by the Landlord and deduct costs for works from the monthly rent.

Towards the end of the tenancy we will contact both the Landlord and Tenant to negotiate a renewal of the Tenancy. Benjamin Stevens will also register and protect the Tenant’s deposit with the Tenancy Deposit Scheme in line with Government legislation and serve the Tenant the required Prescribed Information.

Benjamin Stevens will hold the deposit as stakeholder as part of our membership of the Tenancy Deposit Scheme.

Our experienced and dedicated team will also keep the Landlord updated of any change in legislation or new legislation that comes into effect during the course of the Tenancy.
