Market Update for Edgware - April 2021

April 2021 has seen another month of demand completely exceeding supply in Edgware particularly in the house part of the market.

Flats are continuing to attract buyers, however terraced, semi and detached houses are receiving higher interest levels and achieving excellent selling prices as buyers push themselves to find houses before the stamp duty holiday ends in June, this coupled with the urge to get their children into the local schools in time for the start of the new school year.

Gradually we are finding more sellers coming to the market with their properties, as a semblance of normality starts to return following the Covid 19 pandemic. However, there are still many agents over-pricing properties which inevitably causes the sellers expectations to be inflated as their houses sit on the market with little interest.

At Benjamin Stevens, we take particular care to build relationships with vendors and managing their expectations to ensure we price our properties at the correct level to ensure we appeal to the largest audience possible to attract the most suitable buyers, all whilst maintaining the service levels that have come to be expected from Benjamin Stevens.

We have recently increased our social media and marketing teams to ensure we have the best reach to buyers looking for particular properties in certain areas within HA8 and NW9.

We have recently had an influx of buyers into the area most of whom are looking to be within the catchment areas of the excellent schools in the area including the ever-popular Krisha Avanti and Rosh Pinar schools. We are always on hand to offer advice on the property market and give free up-to-date market appraisals to any vendors looking to sell their properties within these catchment areas of the local schools.
