So what does 2024 have in store for us in the property sector?

Interest rates have come down again and many lenders are offering mortgage products under the 4% level which is a game changer for many buyers currently. Sellers are also seeing the normal influx of new year buyers to the market too and we are actively encouraging our vendors to check their marketing price and strategy to take advantage of the new influx of buyers at this time of year.

Reports state that house prices in Edgware, Bushey the surrounding areas have increased about 2% overall in 2023 with a slow increase towards the end of the year due to mortgage rates as stated above. We are still in a buyers market and we are constantly having conversations with our vendors to ensure we can get the best buyers through their doors making the best offers.

Relationships and honesty and transparency are even more key these days, and although standard practice for Benjamin Stevens there are still many agents out there telling vendors whatever they want to hear with regards to value of their properties and offering a low rate tying them in to long contracts.

Sellers beware that if your prices are not accurate and your agent is not picking up the phone to clients to sell your house it will go stale very quickly and become more difficult to sell once a reduction has been added.

Spring is coming and the market naturally picks up at this time of the year, if you would like us to advise or support you with your sale or purchase please reach out to our teams.
